Cutie of the Week: A Restored 1893 Victorian in Overland, Denver, for $450K

Okay, this one stopped me in my tracks. 1422 S Cherokee St is an 1893 Victorian that has been fully restored, and it might be the most charming home I've toured all fall. It's listed at $450,000, which puts it right in the sweet spot for so many of my first-time buyers.

The details

  • Price: $450,000

  • Beds and baths: 2 bedrooms, 1 bathroom

  • Size: About 1,051 square feet on two stories

  • Lot: About 4,150 square feet, a fully fenced corner lot

  • Built: 1893, completely remodeled

  • HOA: None!

Old soul, brand-new everything

From the street, you get the classic Victorian look: white fish-scale shingles, a sweet front porch and a white picket fence. Step inside and the first thing you'll notice is the exposed brick wall in the living room. The original trim, molding, staircase and transom windows were all kept, so the house still feels like itself.

The part that makes my practical heart happy is what's behind the walls. The electrical is new, the windows are double-pane, and ductless mini-splits let you heat and cool room by room. There's even a tankless water heater. Basically, you get the charm of an old house without the old-house headaches.

A kitchen you'll want to host in

The kitchen is a showstopper, with deep green cabinets, stone counters, new appliances and an island with seating for your morning coffee. It flows right into the dining area, so it's easy to have friends over. Just off the kitchen, the mudroom and laundry area has a reclaimed maple counter and bench, which is such a thoughtful touch.

Two cozy bedrooms

Upstairs, the west-facing primary bedroom has mountain views and original wood-plank walls and ceiling. It honestly feels like a little mountain cabin in the middle of the city. The second bedroom faces east over the yard. The bathroom is fully updated, with a zero-entry shower and pretty brass details.

That backyard!

This is where I fell in love. The yard is private, with an 8-foot fence, a big deck, a brick patio, a fire pit, raised garden beds, smart irrigation, a shed and even a chicken coop. (The furniture and the chickens are negotiable, which might be my favorite listing line ever.) There's parking for five, with room for an RV.

Who it's perfect for

This is a great fit for a first-time buyer who wants a real house, not a condo, with personality and a yard for gardening, a dog, or hosting summer nights around the fire pit. It's also zoned I-MX-A, which allows live/work use, so it could be a fun option for someone who runs a creative business from home. (As always, check the zoning for your specific plans.)

The neighborhood

The home is in Overland, a few blocks from Platt Park and South Broadway, so you're close to coffee shops, restaurants, vintage shopping and all the fun of SoBo. It's a block off Santa Fe, about a mile from light rail, and close to the new Santa Fe Yards. The quirk is definitely being surrounded by industrial companies… but it could work for the right person!
